This design-led mixed-use development presented several planning challenges. Overcoming them required close collaboration with specialist planning consultants and our client, a developer. The proposed new-build scheme integrates flats and commercial spaces with a large shared roof garden. This contemporary, sustainable intervention was proposed in the hopes of overcoming conservative opinion and gaining local support.
Our initial designs revealed the commercial logic in maximising the site’s potential. Working from a plan to convert existing offices into residential under permitted development rights, we stretched the proposed square-footage of 20,000 to a full 33,000 square feet. We achieved this by proposing to demolish and extend a portion of the existing building.
