This uniquely design-led mixed use development presented several planning challenges. To overcome these required close collaboration with our creative developer client and specialist planning consultants.
The proposed development features a new build fusion of mixed-use flats and commercial spaces with a large shared roof garden. Our initial challenge was to reveal to our client the commercial logic in fully maximising the potential of the site.
The initial intent, was to use permitted development rights to convert the existing office spaces into residential, yielding 20,000 sq ft. Our proposal achieved 33,000 sq ft, by partial demolition and extension of the existing building.
In planning terms, the main challenge was to overcome conservative local opinion and gain support for our contemporary and sustainable intervention on this unique site.
