Bromley appears at that very point where London yields to the countryside. Anglo Saxon for “a place where broom grows”, it’s been a desirable place to live for decades, both for its physical proximity to London and its aesthetic difference from it. The Thameslink and Southeastern Rail get you into London Victoria in just over 20 minutes, yet the streets are quiet and quaint, and you’re never far from green. The town market draws in shoppers every Thursday, Friday and Saturday. Once swallowed up by mid-century developments, the area around it has had a string of makeovers in recent years.
Residential communities started cropping up in Bromley more than a century ago, though much of the housing stock dates back to the postwar period – broad mock Tudors with bay windows and garages, built for large families. The Chislehurst area is probably the most aspirational – many century-old homes here have views to the village green or church. Bromley’s old town, also called Bromley North Village, teems with Victorian terraces The town centre is packed with conveniences, from Edwardian pubs to live performance theatres to a covered shopping mall with an Apple Store. Yet just outside the M25 motorway is a world of open spaces, hobby farms and medieval town centres with historic belfries and Norman lore.
Most home-reconfigurations in the Bromley area will be straightforward, and young families have begun a tradition of moving in and scooping out old interiors in favour of glass and steel extensions. Getting more for your money here than in London proper, you’ll have more change to spare to extend a kitchen or basement, add a modern conservatory or expand the upper floors. And with houses here already wider than their Central London counterparts, you’ll have an enviable amount of space to live in.

We wanted to renovate our house in a conservation area in central London. Given this involved a complete demolition and new build with an extra floor on top, getting planning approval was always going to be tricky. Scenario did an amazing job on the new house ‘envelope’ and throughout the planning phase. We couldn’t have wished for better from them and having succeeded in gaining planning approval owe them a very big ‘thank you’.
Scenario were great at thinking imaginatively and coming up with a design for a ground floor extension that was more ambitous than other architects we spoke to. They also helped us find a contractor who was able to complete the project working within timescale and our tight budget. I would recommend for mid to large sized projects with sufficient budget to allow for full utilisation of their creativity.

- The decision period clock only starts ticking once the application is validated by the Council, This requires then to check that the forms are completed correctly and that the submission contains all the necessary drawings, statements and reports.
- Although required by law to provide a decision within the statutory eight weeks period, it is not uncommon for councils to miss the deadline of the consideration period, normally only by a few days, sometimes longer.
- In some cases the council may ask us as your agent for an extension of time, this may be requested due to internal reasons or as an acceptable result of a professional discussion that we are conducting with them about certain aspects of the application that they are not sure about.
